Boston, Lincolnshire – Regenerating major town centre sites


AR Urbanism and supporting team were engaged by Boston Council to prepare an integrated feasibility study/masterplan/development brief for a major 4.0 hectare area of underdeveloped town centre sites, known as PE 21, for their postcode.

The project required looking at relocation options for the bus station and substantial areas of parking (movement analysis by Steer) and a phased programme of redevelopment for this critical site, designed to bring new uses and vitality into the area. Health, leisure, employment and residential uses are to be set within new streets, upgraded public realm and a new central green space, which will also improve the pedestrian connections and wayfinding between the railway station, river and town centre and enhance this renowned historic town. Edge Development & Planning along with PRD contributed viability and deliverability components of the project, while Watermans provided technical input on flooding, contamination and services.
